Every figure is read from the current month. Neighbourhood names are context, not neighbourhood prices; those sit on the community pages.
Detached Homes
The city-wide average covers everything from older bungalows in Heart Lake and Fletcher’s Creek to newer two-storey homes in Credit Valley, Vales of Castlemore and Northwest Brampton. Treat it as a reference point, not a price for any one street. Comparable sales from the past 60 to 90 days matter more than the asking price on a listing, and a licensed REALTOR® with MLS® sold data can pull them for a specific street before an offer.
Semi-Detached Homes
Semi-detached homes sit between a townhouse and a detached home on price and space. In Sandringham-Wellington, Bram East and Fletcher’s Meadow they make up a large share of the stock, and a newer semi in a master-planned community and an older one in an established area do not price the same. Sellers who price to recent sold data are still selling in the average time; sellers who price above it are reducing.

Freehold (attached and row) townhouses and condo townhouses are two products. A freehold carries no monthly maintenance fee, which is why it is a common entry point in Bram West and Northwest Brampton for first-time buyers and for move-up buyers priced out of detached. Condo Apartments
Condo apartments have carried the most inventory and the longest selling times of any segment, partly from investor-held resales returning to market. Buyers should look at the full monthly cost, meaning mortgage, maintenance fee and property tax together, and request a status certificate review before a purchase firms up. Buyers carry more negotiating room than in a seller’s market.

Multiple offers are rare outside well-priced, move-in-ready homes in high-demand areas.

Price reductions are repricing, not desperation. What matters is where the price lands against recent comparable sales, not the size of the cut.

Months of inventory is the reading to watch: it is a 12 month moving average published by TRREB, so it moves slowly, and it sits in the balanced band at the time of writing.
The sale-to-list ratio gets cited as proof that sellers are holding firm. What it shows is that the average home sold within a few percent of its asking price, and asking prices in this market are already being set with negotiation in mind. The more useful question is how a sale compares with recent comparable sales on the same street, which is a different number and one a city-wide statistic cannot answer.
Days on market is the practical signal. When homes take over a month to sell on average, conditions on financing and inspection are back in offers, and buyers can pull the sold data for a street before deciding what to pay. For sellers, a listing that reaches day 30 without a showing is usually a pricing signal, and one that gets showings but no offers is usually close but not there.
The Bank of Canada holding its policy rate keeps borrowing costs steady into the fall. That is not a catalyst for a price surge, but it removes the pressure that rate uncertainty creates. All of this is subject to change with next month’s data, and none of it replaces advice on a specific property.
