Frequently Asked Questions (FAQ)
Do I have to pay land transfer tax when buying new construction in Brampton?
Yes. Ontario land transfer tax applies to new homes the same way it does to resale homes, and it is paid on closing. Brampton has no municipal land transfer tax, and eligible first-time buyers can get up to $4,000 back on the provincial tax.
New homes also carry HST, which rebates may reduce, and builders often add closing adjustments such as utility connection or development charge fees. Have a lawyer review the agreement, and use the land transfer tax calculator for the tax itself.
How long does it take for new construction to move in?
It depends on the stage of construction when you buy. A home that is already built or nearly finished can close within a few months, while a pre-construction purchase can take several years. Your agreement with the builder sets the closing date and the rules for any delay.
For new freehold homes, Tarion’s rules require the builder to give firm dates and to compensate buyers for some delays. The pre-construction homes page lists current Brampton projects and their stages.
Is the home inspection cost included in new construction?
No, the builder does not pay for an independent inspection, though one is still worth considering. Before you take possession, the builder must walk you through a pre-delivery inspection, where you record any defects on the form. That form is part of your Tarion warranty claim record.
An independent inspector can join the pre-delivery walkthrough at your cost. The Brampton real estate FAQs explain what the Tarion warranty covers and for how long.
