The most expensive areas in Brampton in 2026 are Toronto Gore Rural Estate, Credit Valley, Vales of Castlemore in Castlemore, Brampton, Bram West and Bram East, plus a few estate pockets around Huttonville and Churchville. Toronto Gore Rural Estate leads on sold prices: 18 detached homes averaged $1,849,000 in Q2 2026. Credit Valley, Vales of Castlemore, Bram West and Bram East follow, with detached averages of $1,383,000, $1,328,000, $1,300,000 and $1,239,000.
Those figures come from the TRREB Community Housing Market Report for Brampton, Q2 2026, the latest neighbourhood-level sold data. They describe what closed, not what sellers are asking.
A neighbourhood name is still a weak guide to what a house is worth. Price is set by the house and the lot. Square footage matters, and so do frontage and depth, ravine or Credit River exposure, age, and renovation quality.
So does custom versus production construction, a two-car versus three-car garage, the basement layout, and the exact street. Two homes a kilometre apart in the same Brampton neighbourhood can differ by $400,000 for reasons that have nothing to do with the postal code.
That is the point of this article. Not a ranking to chase, but a map of what you are actually paying for, and where the rich neighbourhoods in Brampton really sit once you look at closed sales.
Key Takeaways
- Highest recorded sold prices: Toronto Gore Rural Estate, on a small sample that swings from quarter to quarter.
- Large detached markets at the top end: Credit Valley and Bram East, with 47 and 51 detached sales in Q2 2026.
- City context: Brampton’s average sold price was $886,865 across all home types in August 2026, with detached homes averaging $1,020,556.
- Direction: the Brampton composite benchmark was $834,800, down 5.8% year over year. No area is immune.
- Practical rule: a property-specific comparable market analysis beats a neighbourhood average, every time.
Brampton’s Most Expensive Areas Compared (2026)
This table uses TRREB’s quarterly community figures for detached homes. Where an area has too few sales to produce a meaningful figure, I say so instead of inventing one.
| Neighbourhood | Detached Sales | Detached Average and Median | Typical Housing | Best For | My Take |
|---|---|---|---|---|---|
| Toronto Gore Rural Estate | 18 | $1,849,000 average, $1,631,000 median | Custom and estate detached on large rural lots | Buyers who want frontage, land and a custom home | The highest numbers in Brampton rest on a thin sample. Judge the property, not the name. |
| Credit Valley | 47 | $1,383,000 average, $1,320,000 median | Detached, semi and townhouse mix, with estate pockets near Mississauga Road | Buyers who want newer construction and a short run to Highway 407 | Not uniformly luxury. The street decides. |
| Vales of Castlemore and Vales of Castlemore North | 15 (North: 4 in Q2 2026) | $1,328,000 average, $1,238,000 median (North: $1,239,000 average in Q2 2026) | Four and five bedroom two-storey detached, roughly 3,000 to 4,500 sq ft | Move-up buyers who want finished square footage on an established street | Consistent, not flashy. Lot and renovation differences drive the spread. |
| Bram West | 30 | $1,300,000 average, $1,284,000 median | Newer detached, semi, townhouse and condo | Buyers who want more house per dollar with Highway 401 and 407 access | Strong square footage per dollar at the top end. Longest drive to the GO line. |
| Bram East | 51 | $1,239,000 average, $1,180,000 median | Detached and semi, a mix of 1990s and newer builds | Buyers who want Highway 50 and Highway 427 access | A deep detached market, uneven street by street. |
| Huttonville, Churchville and the estate pockets | Huttonville: 0 | Not published in most quarters | Custom, estate and infill detached | Buyers willing to wait for the right individual property | No reliable average exists. Evaluate each sale, lot and listing on its own. |
| Snelgrove and Heart Lake West | 33 and 29 | Snelgrove $1,016,000 average; Heart Lake West $842,000 average | Established detached and semi, mostly 1980s and 1990s | Buyers who want a mature street at a lower entry point | Mid-market rather than luxury. Expect dated finishes. |
Source: TRREB, Community Housing Market Report, Brampton, Q2 2026. Figures update each quarter. TRREB does not publish a price where two or fewer homes sell.
I walk through several of these communities, including Toronto Gore Rural Estate, Castlemore, Bram East and Credit Valley, in my video on the best communities to buy in Brampton.
How I Ranked These Neighbourhoods
I grouped these areas using detached sold prices in TRREB’s quarterly Community Housing Market Report, the only neighbourhood-level sold data TRREB publishes for Brampton. Three rules apply throughout.
Median over average. One very large estate sale can pull an average up and tell you nothing about the street. Where I quote an average, I quote the sample size next to it.
Small samples get flagged, not smoothed over. Several Brampton luxury pockets trade a handful of homes a quarter. When five or fewer sales sit behind a number, that number is a starting point for a conversation, not a valuation.
Sold prices only. Asking prices describe seller expectations. They are not evidence of neighbourhood value, which is why this article uses closed sales.
Neighbourhood averages can be distorted when only a few properties sell. Before you write an offer, ask for a comparable market analysis on the specific property, not the neighbourhood. You can check closed sales yourself on my page of recent sold prices in Brampton.
City-wide figures in this article come from TRREB Market Watch and update each month. Nothing here is an appraisal or a valuation of any specific property.
Toronto Gore Rural Estate: the Highest Recorded Sold Prices in Brampton
The highest recorded detached prices in Brampton sit in one of the thinnest sales markets in the city.
2026 Market Snapshot
TRREB’s Q2 2026 report recorded 18 detached sales here, averaging $1,849,000 with a median of $1,631,000. Homes sold at 94% of asking after an average of 45 days on the market.
In Q1 2026, 11 sales averaged $2,025,091. Swings like that between quarters usually reflect which homes happened to sell, not a change in what the area is worth.
Why Homes Command a Premium
Frontage, depth and land. Many lots here are well beyond what a standard subdivision offers, and a large share of the homes on them are custom builds rather than builder models. Fewer than twenty detached homes typically change hands in a quarter, so buyers compete for a small pool.
What a Budget Typically Buys
Varies significantly. Estate/custom-home market. There is no honest range to publish here, because 18 sales is not a market, it is 18 decisions. You can see what is listed now on the Toronto Gore Rural Estate homes for sale page.
Who Usually Considers This Area
Buyers who want a custom home, a large lot and privacy, and who are not counting on walking to a GO station. It suits multi-generational families who need serious space, and buyers who want a big garage, a workshop, a longer driveway or simply more distance from the neighbours.
The trade-off is convenience. You drive almost everywhere, and you will not find semis or townhouses here. It is detached homes only.
The Streets/Pockets Matter
Homes along Countryside Drive, Castlemore Road, The Gore Road and Goreway Drive trade at different levels. The difference is usually lot shape and house age rather than the neighbourhood name.
What I Would Watch Before Buying
Confirm servicing with the City of Brampton and the Region of Peel before you assume municipal water and sewer. Budget for lot maintenance, longer snow clearing and higher carrying costs on a large home.
Large acreage and custom builds can also complicate financing and insurance, so get your lender involved early.
Mandeep’s Take
This is the area where I spend the most time explaining sample size. A single $2.4 million sale can move the average more than the market did.
If you want the biggest numbers in Brampton, this is where they are. Buy a specific property you have inspected, not a postcode.
Vales of Castlemore and Vales of Castlemore North
The centre of gravity for the move-up detached market in Castlemore, Brampton, where lot and renovation differences decide price.
2026 Market Snapshot
TRREB’s Q2 2026 report shows Vales of Castlemore with 15 detached sales, averaging $1,328,000 with a median of $1,238,000 after 25 days on market. Across all 18 sales, homes sold at 96% of asking.
Vales of Castlemore North recorded only four detached sales in Q2 2026, averaging $1,239,000. Four sales cannot carry a trend. Treat that figure as a reference point, nothing more, and ask for the individual sales behind it. See Vales of Castlemore North homes for sale for current listings.
Why Homes Command a Premium
Size and consistency. Most of the stock is 3,000 to 4,500 square feet with four or five bedrooms, double garages, and generous rear yards for a subdivision.
Ravine-backed and court lots carry a premium, and buyers searching for Castlemore Brampton are usually looking for finished space rather than a project.
What the Typical Detached Budget Buys
Around the Q2 2026 detached median of $1,238,000, you are usually buying a four or five bedroom two-storey detached home. Expect roughly 3,000 to 4,000 square feet, a double garage and a partly or fully finished basement.
Ravine lots and three-car garages move above it. Above $1.5 million you are usually buying finished basement space, a pool, or a corner or court lot.
Who Usually Considers This Area
Move-up buyers from Brampton and north Etobicoke who need four or five bedrooms and a legal basement apartment or separate living space for extended family.
If you are searching for new homes in Castlemore Brampton, note that much of the original estate stock is now 20 to 30 years old. You can see what is listed this week by browsing homes for sale in Vales of Castlemore.
When people like Castlemore, they tend to stay, so you will see fewer listings here than in more transitional neighbourhoods. Buying here takes two things. Patience, because the right home may not appear every week, and readiness, because a well-priced, well-kept home gets noticed fast.
The Streets/Pockets Matter
Frontage changes the house that could be built, which changes resale. Streets on the Goreway Drive and Countryside Drive edges carry more traffic than interior crescents.
What I Would Watch Before Buying
Renovation quality varies house to house, so a renovated home beside an untouched one is normal here. Check furnace, roof, windows and driveway age, and confirm whether a basement apartment is legal and registered.
Busy arterial frontages are a real discount, not a bargain.
Mandeep’s Take
Castlemore is the easiest place in Brampton to overpay by accident. Two houses on the same street can look identical on paper and differ by $250,000 in reality. I walk buyers through the lot, the basement and the mechanicals first. The house comes second.
Credit Valley
Newer housing stock in west Brampton, with genuine luxury pockets inside a very mixed property mix.
2026 Market Snapshot
TRREB’s Q2 2026 report shows 47 detached sales in Credit Valley, averaging $1,383,000 with a median of $1,320,000 after 26 days on market.
Across all 88 sales of every home type, the median was $965,000 and homes sold at 96% of asking. That gap between the detached figure and the all-types figure is the whole Credit Valley story in two numbers.
Why Homes Command a Premium
Newer construction and location. Much of the housing dates from the 2000s and 2010s. The community runs from Bovaird Drive West down to Steeles Avenue West, with Highway 407 along its western edge.
Estate pockets near the Credit River and the Mississauga Road corridor carry the strongest prices.
What the Typical Detached Budget Buys
Around the Q2 2026 detached median of $1,320,000, you are usually buying a detached home of about 2,500 to 3,500 square feet with a double garage, often with a finished or walkout basement.
Credit Valley homes at the top of the range tend to be newer, wider at the frontage, or on a quieter interior street.
Who Usually Considers This Area
Buyers who work in Mississauga or west Toronto and want a short drive, plus buyers who want newer mechanicals and lower near-term maintenance. Families comparing Brampton against Mississauga pricing on the same commute corridor are also common.
Current Credit Valley listings show the range of what is available.
The Streets/Pockets Matter
The Mississauga Road corridor, the streets off Creditview Road, and the interior pockets away from Steeles Avenue behave differently. Streets closer to Steeles and the 407 ramps trade at a discount for a reason.
What I Would Watch Before Buying
Traffic. This is a commuter neighbourhood and it feels like one at 8am. The mix also matters: townhouses, semis and estate detached homes share one community label, so a neighbourhood median tells you very little about a specific detached home.
Mandeep’s Take
Credit Valley is two markets wearing one name. There is a townhouse and semi market, and there is an estate detached market, and they do not move together.
It is usually one of the first communities I bring up for move-up buyers, and it is competitive. If your budget is not there yet, shopping here gets frustrating fast. Know your number first, study the recent sold prices, and be ready when the right home comes up.
Bram West
Strong square footage per dollar at Brampton’s upper end, at the cost of the longest commute to the GO line.
2026 Market Snapshot
TRREB’s Q2 2026 report shows 30 detached sales in Bram West, averaging $1,300,000 with a median of $1,284,000 after 37 days on market.
Across all 51 sales of every home type, the median was $1,092,000 and homes sold at 95% of asking.
Why Homes Command a Premium
Newer build and highway access. Bram West runs south from Steeles Avenue West to the Mississauga boundary, and Highway 407 crosses it. Detached homes here often carry three-car garages and 3,000 to 3,500 square foot layouts.
What the Typical Detached Budget Buys
Around the Q2 2026 detached median of $1,284,000, you are usually buying a newer detached home of roughly 3,000 to 3,500 square feet with a double or triple garage, a finished basement and modern finishes.
Above $1.5 million you are usually buying lot width, a walkout basement or a larger custom layout.
Who Usually Considers This Area
Buyers with west GTA or Highway 401 corridor commutes, and buyers who want a newer home without paying the Credit Valley premium. If you want to see what that looks like on the ground, start with Bram West homes for sale.
The Streets/Pockets Matter
The estate pockets off Mississauga Road and the newer phases near Financial Drive differ sharply from the denser subdivisions and condo clusters closer to Steeles. Confirm what is being built beside you before you buy.
What I Would Watch Before Buying
Distance from transit. Bram West does not have a walkable GO station. If your day starts at Bramalea or Mount Pleasant GO, the discount you gain here is partly a commute you pay for daily.
Newer phases also mean narrower lots and less tree canopy than older Brampton streets.
Mandeep’s Take
Bram West wins on value per square foot and loses on commute convenience. If you work near the airport or along the 401, the maths works. If you need the GO, it usually does not.
Bram East
One of Brampton’s deeper detached markets, but the neighbourhood label hides a lot of variation.
2026 Market Snapshot
TRREB’s Q2 2026 report recorded 51 detached sales in Bram East, averaging $1,239,000 with a median of $1,180,000 after 28 days on market.
Semi-detached homes averaged $897,000 over 21 sales, and freehold townhouses $853,000 over 10.
Why Homes Command a Premium
Larger detached stock and access. Bram East runs from Goreway Drive east to Highway 50, between Castlemore Road and the Claireville Conservation Area, which puts big homes on decent lots close to Highway 427 and major employment areas.
What the Typical Detached Budget Buys
Around the Q2 2026 detached median of $1,180,000, you are usually buying a four bedroom detached home of roughly 2,500 to 3,500 square feet with a double garage and a finished or partly finished basement. Homes with triple garages or ravine backing sit above it.
Who Usually Considers This Area
Bram East draws a lot of buyer interest from young professionals, move-up buyers and multi-generational households. It sits on the Vaughan border with Highway 427 close by, and places of worship, including gurdwaras and temples, grocery stores and South Asian restaurants are within easy reach.
There is a fuller Bram East neighbourhood page if you want street-level detail.
The Streets/Pockets Matter
Streets close to Goreway Drive and the industrial edges carry more truck traffic and noise than the interior pockets. Those differences show up in price and in how long a home takes to sell.
What I Would Watch Before Buying
Neighbour-to-neighbour renovation inconsistency, and lots that back onto commercial or industrial land. Ask about the zoning behind the property, not just the property itself.
Mandeep’s Take
Bram East produces some of the busiest detached trading in the city and some of the most uneven streets. Nobody should say “I want Bram East”. You need to know which part of Bram East fits your life.
I have seen buyers walk away from a perfectly good house because of what sits behind the fence, and I agree with them more often than not.
Estates of Credit Ridge, Riverstone, Huttonville and Churchville
Where Brampton’s newer custom and estate housing sits, and where no reliable average exists.
2026 Market Snapshot
These pockets do not generate enough sales to publish a meaningful average. TRREB recorded 0 sales in Huttonville in Q2 2026 and only two in Q1 2026. TRREB publishes no price when two or fewer homes sell.
Riverstone and the Estates of Credit Ridge are not reported on their own. Their sales fall inside the Bram East and Credit Valley figures above. Current Huttonville homes for sale show what is available.
Why Homes Command a Premium
Custom and semi-custom construction, larger lots in places, and proximity to the Credit River valley, conservation land and the Mississauga Road corridor. Housing stock here is simply newer and larger than Brampton’s city-wide average.
What a Budget Typically Buys
Varies significantly. Estate/custom-home market. Individual properties must be evaluated against their own comparable sales, recent upgrades and lot.
Who Usually Considers This Area
Buyers moving from Mississauga, Oakville or Vaughan who want a new or near-new large home without leaving the region, and who are willing to wait for the right listing. If you would rather buy closer to completion, I track Brampton new construction separately.
The Streets/Pockets Matter
Churchville is a heritage conservation district, which can mean renovation constraints, so confirm what the designation allows before you plan a build.
What I Would Watch Before Buying
Thin data cuts both ways. It means less competition on the way in, and harder appraisal and resale conversations on the way out. New phases in Riverstone also come with construction traffic and density that will not be obvious once the hoarding comes down.
Mandeep’s Take
When a street sells one or two homes a year, I stop looking at averages entirely. I build a case property by property: last comparable sale, time on market, current inventory and what actually changed hands down the road.
It is slower work. It is also the only honest method here.
Snelgrove and Heart Lake West
Mature, mid-market, and a useful benchmark for what a luxury budget looks like elsewhere in Brampton.
2026 Market Snapshot
TRREB’s Q2 2026 report shows Snelgrove with 33 detached sales averaging $1,016,000 and a median of $968,000. Across all home types, Snelgrove homes sold at 97% of asking.
Heart Lake West recorded 29 detached sales averaging $842,000 with a median of $785,000. Across all 40 of its sales, the median was $770,500.
Why Homes Command a Premium
Location and lot maturity rather than luxury finishes. These are established neighbourhoods with tree canopy, larger rear yards on some streets, and proximity to Heart Lake Conservation Area and the end of Highway 410.
What the Typical Detached Budget Buys
Around the Q2 2026 detached medians of $785,000 in Heart Lake West and $968,000 in Snelgrove, you are usually buying a detached home of roughly 1,800 to 2,800 square feet, often with a 1980s or 1990s interior and a finished basement.
Fully renovated homes here transact at the top of the range.
Who Usually Considers This Area
Buyers who want a mature street, a manageable mortgage, and a shorter commute into Brampton’s north end or along Highway 410. Here are current Snelgrove listings.
You can also browse Heart Lake West homes in the same price band.
The Streets/Pockets Matter
Heart Lake West is largely detached and semi-detached with some smaller bungalows, while Snelgrove includes larger detached homes closer to Sandalwood Parkway. Both include pockets that back onto arterial roads.
What I Would Watch Before Buying
Age of mechanicals, roofs and windows, plus mature tree roots near foundations, driveways and sewer lines. A $950,000 home here with original systems is not the same purchase as a $950,000 home that has been updated.
Mandeep’s Take
If you are comparing a $1.5 million Castlemore home against a $1 million Snelgrove home, you are not comparing two versions of the same lifestyle. You are choosing between carrying costs and renovation, and both are legitimate. Just decide which one you actually want.
What Does $1.5 Million Buy in Brampton in 2026?
I have this conversation in the office most weeks, and it usually starts the same way: two listings, same money, completely different houses. Here is how it usually breaks down, and you can test it against current homes for sale in Brampton.
In Castlemore, $1.5 million buys finished space and an established street. You are typically looking at 3,500 to 4,500 square feet, five bedrooms, a double garage, possibly a pool, on a 50 to 60 foot lot.
The catch is age. Many of these homes are 25 to 30 years old, so you are weighing the cost of renovations against the extra square footage you get for the money.
A dated interior can sit on the market while a renovated home one street over sells in three weeks.
In Credit Valley, the same money buys newer construction on a smaller lot. You get 2000s or 2010s mechanicals, better insulation, modern layouts, and a short drive to Mississauga. You give up lot width and privacy, and you buy into heavier traffic.
In Bram West, $1.5 million buys the most house. Three-car garages, 3,000 to 3,500 square feet and a newer finish level are realistic. The trade is highway access over transit access. If you need Bramalea or Mount Pleasant GO, this is the wrong trade.
If you want to see how far $1.5 million stretches, browse Brampton detached homes in that range.
In the estate pockets, $1.5 million is a starting point, not a ceiling. Homes in Toronto Gore Rural Estate and the custom pockets near the Credit River regularly list well above it.
Current Brampton homes over $2 million show where that end of the market sits, and those are asking prices, not sold prices.
The five trade-offs worth naming out loud: lot versus age, location versus square footage, custom versus subdivision, highway access versus privacy, and finished versus renovation potential. Same budget, different decade of your life.
When a buyer leans toward the older home on the bigger lot, I give them the same warning I give in my videos. The roof, the windows and the furnace will all come due, often within a couple of years, so set aside around $30,000 for them.
A newer home gives you a builder warranty, nine-foot ceilings and better energy efficiency instead.
Brampton’s Most Expensive Street: What the Data Actually Shows
Some of Brampton’s highest-value homes tend to appear along the Mississauga Road corridor, in the estate pockets around the Credit River and near Lionhead, and in the large-lot section of Toronto Gore Rural Estate.
I am deliberately not naming a single most expensive street. First, with fewer than twenty detached sales a quarter in Toronto Gore Rural Estate and a handful in the estate pockets, one sale changes the answer.
Second, on streets with very large lots, price is driven by the lot itself. An estate lot several times the width of a 45 foot subdivision lot trades on a completely different basis, even a few minutes away.
If you are trying to establish whether a specific Brampton street is a top-value street, look at three things: how many sales it produced in the last twelve months, what those homes sold for relative to asking, and how long they took to sell.
Myth vs Reality
Myth 1: Every home in Castlemore is worth $2 million or more.
Reality: Castlemore is a large area with a wide range of housing. TRREB’s Q2 2026 figures put the Vales of Castlemore detached average at $1,328,000 and the median at $1,238,000 across 15 sales.
That is a strong neighbourhood, and it is not a $2 million neighbourhood. Brampton’s $2 million plus sales cluster in Toronto Gore Rural Estate and on large estate lots, and they are rare.
Myth 2: The most expensive neighbourhood is automatically the best place to live.
Reality: Expensive tells you what other buyers paid for a particular mix of land, house and location. It does not tell you whether you want that mix.
If your priority is a ten-minute walk to the GO train, a large-lot estate area will disappoint you regardless of price. If your priority is a three-car garage, a walkable downtown will disappoint you. Cost and fit are different questions.
My Brampton neighbourhoods guide compares the rest of the city on fit rather than price.
Myth 3: Asking prices tell you what a neighbourhood is worth.
Reality: Asking prices tell you what sellers hope to get. Brampton homes sold at an average of 96% of asking in August 2026, according to TRREB Market Watch, which means the gap between list and sale is real money.
In the upper end of the market the gap is often wider, because buyer pools are smaller. Sold prices, from closed listings, are the only evidence of neighbourhood value.
Who Should Not Buy Here
Paying a luxury premium in Brampton is a legitimate choice, and it is the wrong choice for some buyers.
If walking distance to GO transit matters more than lot size and prestige, the Castlemore premium buys a lifestyle you will not use. You would be better served closer to the Bramalea or Mount Pleasant GO corridor, where the same money buys a smaller home and a shorter commute.
If your household budget is tight, an oversized home is a long-term cost, not a one-time purchase price. A 4,500 square foot home with a pool, mature landscaping and three zones of heating and cooling costs far more to run, insure and maintain than a 2,500 square foot home.
A pre-approval is a ceiling, not a target. I recently worked with a family moving out of a 3,700 square foot home. It was not the mortgage. They no longer had the time or the energy to keep up a house that size.
If you need to move within two or three years, a thin-sample neighbourhood is riskier. Areas that sell a handful of homes a quarter can have long stretches with no comparable sale, which makes pricing a resale harder.
If you want a turnkey, low-maintenance home, mature luxury stock in Castlemore and Snelgrove is often the wrong starting point, because you are buying deferred maintenance along with square footage.
If garage space and newer mechanicals matter more than street character, triple-car-garage homes are a better starting filter.

Conclusion
The order of these neighbourhoods can shift with every TRREB community report, because a few estate sales move a small market. The method does not change. Compare detached homes to detached homes, lean on medians, and judge the lot and the house before the postal code.
